I worked for the buyers on this transaction. The price they paid of $595,000 was $64,900 below asking price. Having a cash buyer ready to buy on the spot helped out this deal probably more than my negotiating skills did. But give me some credit, my buyer got an incredible home at a very fair price because I had my information ready when presenting our offer. And good preparation is an important skill to have when negotiating in real estate.
The condo itself is spectacular. The panoramic view of the Indian River and KSC is breathtaking. And since the unit is on the south end of the complex you have complete privacy on your balconies. The 3/3 layout and 2683 sq ft of living area give you plenty of room to entertain.
The amenities package is quite extensive, but three of the features really sick out. Each unit has an enclosed private garage under the building. The second interesting feature is the units do not have individual hot water units, you have a community hot watere system. The third interesting feature is that each unit owner pays the same monthly fee irregardless of the size of their unit.
