There are literally thousands of real estate agents in Brevard County, all with varying skill levels, working their profession in either a full-time or part-time capacity.The majority could not tell you what sets them apart from the rest. The ones that stand out do so for a reason. They will tell you they've been a Realtor a long time, that they've lived in the community a long time, they know a lot of people, they do a lot of advertising. The answers are pretty standard.
Here's what makes me stand out:
I'm honest and I treat every customer like they are my only customer.
I've had my real estate license since 2003. I've lived in Titusville since 2004. I knew no one when I moved here. But I am considered successful. I've built up my business from scratch. I haver sellers, buyers, people on the fence, and I get referrals from past customers, which in this business, shows that your customers appreciate what you do for them.
Every agent has the access to all the physical tools to do the job. How, or if they use them is up to them. Here's an idea of some of the services I offer.
SELLERS:
How much is your home worth? We need to do a CMA (comparative market analysis) to find the right value for your home. I prepare CMA's for free, no charge to you. Zillow.com is a quick and easy website to give you a ballpark value for your home, but we also need to take inventory of the condition of your home as well as come up with some comps in the neighborhood, so that you feel comfortable with what we will be listing your home for. I'm going to tell you if your home is ready for the market, or what steps need to be taken to get your home ready for the market. If you want to sell "as-is" that's fine with me, just don't expect top dollar for your home. If you are not willing to get your home ready for selling, then I'm not the agent to hire. Also, if you have an unreasonable expectation of the value of your home, then I'm also not the agent for you.
How your home is advertised and marketed. I consider advertising and marketing one of my major skills. Every agent in Brevard County has access to list their homes on the Brevard County MLS. But, since my Broker is a member of multiple Realtor Boards across the state, your home will be listed in Miami, Ft Lauderdale, Tampa and Orlando as well. I get a large number of customer calls from South Florida and the Orlando area. Besides being listed on multiple MLS's, your home is presented on Realtor.com as a Showcase listing. This directs buyers to your home first, before other similar properties. You are also featured in detail on this website. I have virtual tours done on all of my homes. This feature enables a buyer to sit in the comfort of their home and view your home as if they were being walked through on a showing. Virtual tours are attached to all internet outlets. My listings are advertised on approximately 20 different websites, including Zillow.com, Graigslist.org, backpage.com, trulia.com, kajiji.com, enormo.com, vast.com, and googlebase.com. And I just added my virtual tours to YouTube.com. All website have links back to my website, MikeMaynardSellsHomes.Com
I've also started to market globally. The internet allows me the opportunity to post my listings in overseas markets, and I've added Google Translate to several pages of my website to cater to buyers around the world. Just one click and a customer from anywhere in the world can read about one of my listings in their native language.
Sales brochures are generated through this website, and are placed in front of your home on your "For Sale" sign, to entice that drive-by customer to pick one up, and find out more about your home. And they do. The brochures are three pages, with the front page being a full color shot, and the second having four smaller views plus a description of the features of your home.
I believe in the power of the internet and I feel strongly about the brochures for the drive-by customers. I do not advertise in the newspaper or real estate trade magazines because I have found them to be ineffective. I also do not believe in "Open Houses". These open up your home to potential crime, and besides, the virtual tour is just as effective. Also, "Open Houses" are more of a tool for fishing for potential buyers of other homes, using your home as the bait. Statistically, open houses, seldom help sell the home being featured.
The more people people who are exposed to your home, the better the opportunity to sell your home, and the better chance to get a higher value for it.
BUYERS:
Finding you that dream home. A lot of my buyers come through JustListed.com , an internet home search site, and when they don't I add them to this program. Essentially, you type in the type and size of home you want, your price range, and the location of where you'd like to live. I will send you back an inventory of all the homes that fit your criteria. When you find one that further interests you, you email me and I send you more specifics on the home. Then you decide whether or not you wish for me to schedule a showing. Listings will come to you automatically as they hit the market, meaning my customers usually have the first shot at a property after it hits the market.
I work heavily through the internet. This is the easiest way to convey information on a home to a potential buyer. It saves you a lot of time, being able to look at a home on your computer, instead of driving around looking. Don't get me wrong, I love going out and looking at homes, it's just that we can narrow down the search field if you look at the home online first.
When we go out and start looking at homes, I'll be constantly giving my input as to what to look for in those homes to make sure when you finally pick your dream home that you are satisfied with your selection. I answer all questions to the best of my ability and never is a question considered a stupid question. Happy, satisfied customers gladly give referrals.
I love to negotiate the best possible price for my buyers. I feel negotiating is another of my strong points. My buyers need to be pre-qualified before placing an offer on a home so that the seller knows we mean businees. Having a mortgage broker's license and an in-house lender gives me the ability to help my buyers with all their financing needs.
